ALL DEPOSITS ARE PAID DIRECTLY TO THE VENDOR
Before you sign for your purchase, we consult with the Notary to assure that all paperwork is correct with no outstanding debits and updated to cover the new European requirements. We accompany both parties to the Notary office and translate the transaction.
We are also qualified to help both purchaser and vendor obtain:-
N.I.E (Identity number for Foreigners)
A bank account
EEC certificate (European energy certificate)
Residencia (Resident card)
Connections for water, electricity, telephone etc
We can also supply names of reliable Solicitors, builders, electricians, plumbers etc.

WE DO NOT CHARGE THE PURCHASER COMMISSION
The prices shown in our lists are as asked for by the owners INCLUDING our fees.
The purchaser pays the 8% purchase tax, the Notary fee, Registry fee and handling fee.
Total approximately 11%
We supply a detailed “Estimate of Costs” to give a clear idea of total costs to purchase.
For overnight stops or short breaks to see the area or to view, we can book you into hotels, rural hostels, apartments, or English B&B.
The law states that when you sell
you must show this certificate or copy to the purchaser.
We will continue to market properties (houses) without the certificate with the strict understanding (obligation) for both purchaser and vendor that the certificate will be presented to the
purchaser before signing at the Notary.
We have accredited assessors at your
disposal to obtain this certificate at short Notice or at any time.
We will inform of any changes.
